Build Process
We know that building a semi-custom home can be stressful. We do all we can to make sure you are informed every step of the way and will help guide you from the time we break ground to the moment you get the keys to your new home and beyond.

Agreement to Purchase
We try to make the paperwork as painless as possible upfront. You will be required to make a deposited funds payment at the time of signing the build paperwork, along with utilizing your cash or equity line of credit from your home, to purchase and close and take title to the lot, as required by the construction lender. As of 2025, assume about 6.5 to 7.5% for a short-term loan during the build. We'll set you up with our construction lender and you pick out your permanent loan lender, or utilize our construction lender for a one-close loan, which when closed in the beginning of the process, is both a construction loan and a permanent loan. What was borrowed to fund the construction becomes the balance or the permanent loan in the end. You may also make payments throughout the process to minimize interest and have a lower total permanent loan balance in the end.

Construction
Once the permits are obtained, we can begin setting the foundation and building your home. Build times vary depending on several factors, but you should plan on an average of 9 months to receive the keys to your home upon excavation..

Walk through Inspections
Along the way, you'll get a chance to check the progress of the build at certain intervals. Our team will work with you to schedule walk-throughs to ensure that everything is going to plan.

Closing
We'll schedule closing at the title company just prior to receiving the certificate of occupancy and subsequent to your final walk-through to receiving the keys to your dream home.
